Preconstruction Manager

C1S Group, Inc. is looking for a Preconstruction Manager to work closely with Architects, Engineers, Owners, and Subcontractors to effectively determine client needs and develop accurate and timely proposals and estimates for our manufacturing and commercial clients. You will be responsible for preparing various types of estimates for conceptual, competitively bid, and change order scopes.

JOB DUTIES:

  • Analyze and compile estimate data that impacts the cost of labor, materials, equipment requirements, location, and other factors to ensure a high-quality and timely estimate.

  • Review drawings, specifications, and proposed project site conditions; record findings and solicit input from field operations to include in the final project estimate.

  • Analyze alternative solutions and construction methods to increase the competitiveness of the bid.

  • Perform and review “take-off” quantities to ensure the accuracy of data used in estimates.

  • Perform and review the bid schedule.

  • Utilize existing cost history as a check to complete the estimate.

  • Present estimates and participate in bid reviews with senior management to ensure accuracy and completeness.

  • Communicate with owners, subcontractors, and public and private entities to ensure competitiveness.

  • Communicate estimates and other factors to field operations at pre-construction meetings to ensure an understanding of the scope of the job, schedule, and critical means and methods of construction.

  • Participate in and lead design-build preconstruction services to ensure high quality, competitive estimates, and schedules.

  • Participate in and lead means and method discussions, being the catalyst to drive creative thinking and innovative ideas that distinguish a successful estimate.

  • Contribute and be recognized as a subject matter expert (SME).

  • Support business development efforts through participation in industry associations and client interactions.

  • Manage, coach, and train direct reports.

QUALIFICATIONS:

  • Bachelor’s degree in construction management, business administration, or another relevant field.

  • Ten (10) or more years of construction experience.

  • Experience preparing detailed conceptual estimates and conceptual cost studies from schematic or feasibility-level documentation.

  • Firm grasp of unit costs and factors affecting costs.

  • Ability to prepare detailed instructions for bidders.

  • Ability to be active in the preparation and presentation of budget/cost to client.

  • Ability to lead and facilitate Value Engineering sessions with the project team and design team.

  • Ability to lead RFP estimate process and proposal with support from business development, marketing, and project teams.

  • Ability to identify key concerns and evaluate risk for the company as well as clients.

  • Advanced knowledge of estimating software.

  • Proficient with all MS Office products (Word, Excel, PowerPoint, etc.) and Scheduling software.

PHYSICAL & SPECIAL REQUIREMENTS:

  • May require lifting and carrying items up to 20 lbs.

  • Sitting for prolonged periods of time.

  • Minimal travel to client locations for bid meetings.
