C1S Group Completes Renovation of Historic Industrial Building

C1S Group, a nationally-renowned full-service professional engineering and construction firm based in Dallas, completed a design-build project that restored a historic commercial building. A celebratory ribbon cutting on March 26, 2015 will mark the opening of the newly renovated Bomb Factory, the latest music venue in the Deep Ellum neighborhood of Dallas.

Working with owners and music venue entrepreneurs Clint and Whitney Barlow and the developer, Westdale Real Estate Investment and Management, C1S created a setting for modern live concert audiences from an early 20th century building. Originally an automotive plant and then an actual munitions factory during World War Two, the Bomb Factory is now a state-of-the-art live music showplace that can accommodate as many as 4,300 concert attendees.

C1S Group transformed the 50,000 square-foot facility, located on Canton St. near downtown Dallas, by removing and replacing the existing roof structure in order to increase the overall facility height to 38 feet. This provides unobstructed views throughout for an optimal concert experience and also allowed for the addition of a mezzanine level for added capacity and to create a VIP area. The building contains a new stage, several bar areas, and amenities specifically for artists, including four dressing rooms, on-site laundry and work out facilities. The renovation also included the design and installation of a new heating, ventilation and air conditioning (HVAC) system as well as adding a new electrical system.

“The renovation has created the largest music venue and event space in Deep Ellum, an area known for its music scene, while still retaining the industrial feel of the original building,” said Matt Strong, PE, LEED AP and president of C1S Group. “This is our fourth project in the neighborhood, so the C1S team is in sync with the uniqueness of the area and we let that inspire our work on this project. It’s been exciting to see this building transform into the Bomb Factory and we wish the Barlow’s success in this new venture.”

Deep Ellum is a section of Dallas developed in the late 1800s as a residential and commercial neighborhood on the east side of downtown.
